APRIL 2006: French house prices report

According to FNAIM - the French estate agents association - the rise in prices in the year to April 2006 was 8.3% compared to 13.6% for the previous year.

The slowdown in price rises was largest for apartments (+7.5% to April 2006 compared to +15.1% the year before). The slowdown in house prices increases was less pronounced: +9.4% up to April 2006 versus +11.7%.

Differences were quite marked in different regions, with price deflation in the Ile -de-France region that includes Paris and the surroundings, and the Centre/Alps region.

Sud-Ouest (+6.3%), Ouest (+10.5%), Nord et Est (+5.0%), Sud-Est (+2.1%), Centre et Alpes (-0.2%), Ile-de-France (-2.3%).

Some of the largest increases for prices for the recent year of houses were in:

Beziers (+39.5%), Morangis (+22.9%), Sevran (+22.6%), Ancenis (+21.4%).

JANUARY 2006: French house prices report

According to FNAIM - the French estate agents association - the rise in prices in 2005 was 10.3% compared to 15.5% in 2004.

The slowdown in price rises was largest for apartments (+10.6% in 2005 compared to +17.8% in 2004).

Differences were quite marked in different regions, with price deflation in the Ile -de-France region that includes Paris and the surroundings.

Sud-Ouest (+7.6%), Ouest (+6.8%), Nord et Est (+6.4%), Sud-Est (+5.7%), Centre et Alpes (+0.5%), Ile-de-France (-6.0%).

Some of the largest increases for prices for 2004/2005 of houses were in:

Beziers (+31.1%), Brest (+31.9%), Jarnac (+30.9%), Carcassonne (+24.1%).

OCTOBER 2005 French Property Prices still on the up, but at a slower rate than last year. However, this last trimester has seen a slight increase on last trimester.

Average house prices in France continue to rise, although not as quickly as in previous years. FNAIM (French Association of Estate Agents) state that the average house price is 2073 Euros per square metre, up 11% on last year. The average apartment price is 2894 Euros per square metre, and has risen by 10%.

The increases are larger for smaller properties [+11.3% for 4 room or smaller houses, and +17.1% for studios and 1 room apartments].

The 2005 increases should be compared to the 2004 increases of 13.9% for houses and 20.2% for apartments for the previous year, and so the increase in house and apartment prices are less than the year before.

For houses the biggest change is in the West (+10.9%) and the lowest change is in the South-East (+5.7%). For apartments the highest increase is again in the West (+17.6%) and lowest in the Paris region (+5.0%).

Some of the highest percentage increases for houses for sale were seen in Agen (South-West +23.9%) and Maisons Alfort (south-east of Paris +30.2%). Only in one listed region did prices actually decrease (Vidauban -6.3%).

JULY 2005 French Property Prices on the up, but at a slower rate.

Average house prices in France continue to rise, although not as quickly as in previous years. FNAIM (French Association of Estate Agents) state that the average house price is just under 2000 Euros per square metre, up 7.8% on last year. The average apartment price is 2774 Euros per square metre, and has risen by 10.7%.

The increases are larger for smaller apartments [+16.3% for studios and 1 room apartments].

The 2005 increases should be compared to the 2004 increases of 12.6% for houses and 17.5% for apartments for the previous year, and so the increase in house prices in particular is less than the year before.

For houses the biggest change is in the West (+10.4%) and the lowest change is in the South-East (+3.5%). For apartments the highest increase is again in the West (+17.6%) and lowest in the South-East (+7.8%).

Some of the highest percentage increases for houses for sale were seen in Limoux (South-West +25.3%) and Les Sables d'Olonne (West +26.4%). Only in a couple of regions did prices actually decrease (Arles -2.2% and Vidauban -2.6%).
